In these Terms, “we,” “us,” and “our” refer to the team operating this website. Real estate brokerage services are provided through the appropriately licensed brokerage and licensees, subject to applicable law and any separate service agreement.

These Terms address use of this website. They do not replace a signed brokerage agreement, required agency disclosures, a purchase contract, or other transaction documents. Use the website lawfully and consistently with these Terms. If you do not accept these conditions of use, please discontinue use.

2. Information and services

The website helps homeowners explore right-sizing, moving, staying in their current homes, and community options. Browsing and requesting an initial consultation do not create an obligation to buy or sell a home or hire the team. Any paid services, compensation, scope of work, and representation will be addressed separately.

General educational content is not individualized legal, tax, financial, lending, medical, accessibility, or construction advice. Consult the relevant qualified professional about your circumstances. A market discussion or estimate is not a licensed appraisal unless expressly identified as one.

3. Brokerage relationships in Missouri and Kansas

Visiting the website, watching a video, or sending an inquiry does not by itself establish an agency or exclusive representation agreement. Brokerage relationships, duties, required disclosures, and any written agreements are governed by applicable Missouri or Kansas law and the circumstances of the services provided. Before making a housing decision, independently confirm material facts with the seller, association, manager, developer, public records, and current governing documents as appropriate. Review dues, assessments, reserves, maintenance responsibilities, restrictions, insurance, and any application requirements. Inclusion on this site is not a guarantee of availability, approval, financial condition, suitability, or quality.

5. Fair housing and age qualifications

We provide real estate services consistent with applicable federal, Missouri, Kansas, and local fair housing laws. We do not unlawfully discriminate or steer people based on protected characteristics. Visitors may explore all lawful housing options that meet their own preferences and needs.

“Low-maintenance,” “villa,” “ranch,” and “main-floor living” do not establish age restrictions, ADA compliance, accessibility, or suitability for a particular person. 7. Website materials and permitted use
